There’s no shortage of luxury hotels in Venice. But we can always do with more lavish properties where to rest our heads after a day of sight-seeing and Aperol spritz-drinking. Because what’s the point of strolling around this gorgeous city if you’re not ending the day at a hotel that matches its extraordinary vibe? This year, there are five ritzy hotels set to open in the Floating City. And you’ll want to try them all.
Hotel Cipriani, A Belmond Hotel
The most storied luxury hotel in all of Venice first opened in 1958 — so it’s far from new. But Cipriani underwent the first phase of a thorough renovation recently. So, when it opened its doors for the season on May 27, 2025, it sure looked new.
In the past few months, famed architect and interior designer Peter Marino, rethought the lobby and 13 of the hotel’s rooms. But don’t worry, it’s not that kind of renovation: no neon signs, no flashy colors, no post-modern art installations. Marino has kept the charm and sophistication of Old Venice with antique furniture and rich textiles.
There are, of course, a few fundamental things at Hotel Cipriani that will never change. First, is the feeling of sanctuary that the property exudes. Because it’s located across the lagoon on Giudecca Island, and not in the center of Venice, guests get the best views, but remain away from the tourists crowds — which is the best of both worlds. Second, is the immense heated saltwater pool (the only one in the city so far) and the large oasis-like manicured gardens — that’s an oasis within an oasis. Third, is the mahogany motorboat (whose name is Shirley, no joke) that takes guests around the lagoon 24 hours per day.
On top of all the decor, service, and amenities, Hotel Cipriani is home to three restaurants and bars. Michelin-star restaurant Oro is the go-to for dinner. That said, Cip’s Club and Il Porticciollo, with their over-the-water views, are the equally viable, more casual alternative. They serve excellent cocktails, Italian coffees, and pastries.
Airelles Venezia
French luxury hotel group Airelles holds some serious street cred. It operates Le Grand Contrôle — the only hotel within the grounds of the Palace of Versailles (pictured above). And while the brand only managed hotels in France until now, it’s expanding its reach to Italy with Airelles Venezia set to open in the fall.
Much like Hotel Cipriani, Airelles Venezia will be located across from the lagoon on Giudecca Island. This one too, will have gardens for you to explore and restaurants for you to indulge in. However, Airelles Venezia is one-upping Cipriani with a multi-level spa. And if it’s anything like the one in Versailles, we’re already packing.
Airelles Venezia will inhabit a historic estate consisting of a former 16-century school for young women and a 17th-century villa. It should take only five minutes for you to get from the hotel to the city of Venice by boat. Rest assured, the views will be exceptional.
Rosewood Hotel Bauer
Who better to renovate and manage an 1880 property in need of some TLC than Rosewood? With its global collection of one-of-a-kind hotels, the hospitality brand knew it could work its magic on Hotel Bauer when it took it over in 2022. And with the help of Venice-based architect, Alberto Torsello, and interior design group, BAR Studio, the Rosewood banner delivered a modern, ultra-luxury property, right in the center of the action. Rosewood Hotel Bauer has one of the most enviable locations in all of Venice: in the San Marco district, between the Grand Canal and Piazza San Marco.
While it’s been undergoing extensive renovations for the past three years, the elegant building will keep many of its historical elements, including its iconic facade and winding staircase. We should also expect 110 rooms and suites; two restaurants and bars, including one on the rooftop terrace/garden; a pool; and a wellness facility.
Orient Express Palazzo Donà Giovannelli
While the Orient Express brand is better known for operating luxury trains, it has recently branched out to manage upscale hotels. Orient Express is starting relatively small, with two hotels opening in 2025: Orient Express La Minerva in Rome (which launched on April 7, 2025), and Orient Express Palazzo Donà Giovannelli in Venice, set to open later this year.
Palazzo Donà Giovannelli is a former aristocratic residence from the 16th century, located along Rio di Noale in Venice’s Cannaregio district. Rumor has it, the renovated building will comprise of 45 rooms and suites, with garden and canal views. Not only that, but the decor is expected to include frescos, statues, and vaulted ceilings. Also, there will be a rooftop terrace with — you guessed it — exceptional views, as well as a spa, a bar, and a restaurant. If this hotel will be anything like La Minerva, it should be a sight for sore eyes.
Hotel Gabrielli
Hotel Gabrielli first opened in 1856 — so this one isn’t really new either. But its facelift is. Hotel Gabrielli has been been undergoing extensive renovations for the past 2.5 years, and is set to reopen on July 9, 2025.
Located on the Riva degli Schiavoni, Hotel Gabrielli is less than 10 minutes on foot from Piazza San Marco – not too close to the crowds, but not too far from the main attractions either. And while it’s pretty central, the property still offers plenty of space to retreat and relax. There’s a large private garden, a spa, and a rooftop terrace complete with a bar and all the best views.
All 66 rooms and suites have been renovated to convey quiet luxury and traditional Venetian charm, while providing modern amenities and comfort. Opting for a lagoon-view accommodation is a must if you want to feel totally immersed in the city.
There are three food and drink venues, each more beautiful than the next. Our favourite, however, is the Gabrielli Rooftop Terrace. From up there, the views and the sunset never get old, especially with a Bellini in hand.
Like any hotel worth its salt, Hotel Gabrielli has a solid spa, but we’re more amazed by the experiences it offers its guests. There’s a tour of a Murano glass factory and a lagoon cruise on the menu. Also, for the book lovers, there’s a library that will leave you weak in the knees.
